I wanted to express my gratitude for our valued and long lasting business relationship. We started working back in 2006, when I gave you the exclusive listing to sell my investment property at 106 East 71st Street, a 25-foot wide 6-story limestone Neo-Classical townhouse erected in 1877. At the time it was divided into 2 triplex units, which were occupied by tenants. Managing a complex situation with care and professionalism, you handled countless showings and successfully negotiated a final sale price, close to the current asking price we had in 2007. In 2010 you started helping me to look for my new residence. It was an exhaustive search over 2 years, in which we explored together every neighborhood, from Battery Park to the Upper East Side. During this time we entered into several accepted offers, and twice went into contract that failed to materialize for different reasons. In this process, you handled numerous issues and unforeseen circumstances with a high degree of flexibility and professionalism . Finally in 2012 we found my new home at 870 United Nations Plaza, 31/320: a beautiful four-bedroom duplex on the East River with stunning views. Based on my decision to immediately begin a full gut renovation of the property, I needed a temporary home for a year. You were able to quickly find me a lovely 3-bedroom rental, on a high floor at 325 Fifth Avenue. We first listed the units three years ago and used two other brokers who were unable to close a sale. Finally one year ago, I personally interviewed you and felt confident that with your credentials and proven track record, you could bring us a qualified buyer. Shortly after taking over the listing, you presented us offers from multiple buyers, one of which came in at full asking price. While that deal ultimately failed to materialize you were quickly able to present alternate candidates. In May we went into contract with a highly qualified buyer at nearly full asking price, who was approved by the Board and closed in August. I wanted to thank you with my wife Cecilia, for the professional and honest work that you and your team did for us in course of the last three years. You first painstakingly showed, advised, and guided us thorough the many listings on the market, until you found us the perfect home at The America that met all our criteria. You also guided us through the process of the Board Package, assembling a meticulous package that was accepted by the Board with no further questioning. After closing on 1803, we undertook a full renovation. We decided a year later to contact you to have the unit appraised, and you told us that you felt that the apartment was worth much more than we invested in the renovation . Based on you r estimate we decided to list it with you at the lowest price you apprai sed. Within a week you brought us multiple bids, which ended in us accepting an offer for 30% percent higher than what we purchased the unit by the end of the following week.
